Walk the house
Forty minutes is usual. We look at the street, the roof, the lease if there is one, and the room you are embarrassed about. That room is usually in the price.

Put a number on paper
You get an asking price, a likely sale price, and the three comparables we actually used. If the evidence is thin, we say the evidence is thin.

Photograph it properly
Chris Daley shoots on Tuesdays and Fridays. Floorplans are measured. We do not market from a phone unless you are abroad and the light has already gone.

Bring offers the same day
Offers arrive in writing, with the buyer’s position: cash or mortgage, chain or not, solicitor instructed or not. You decide. We do not sit on them overnight to seem busy.
Book the visit
The negotiator who comes is the negotiator who would sell it.

The office that covers the postcode will call to fix a time. If we do not cover the street, you will get that answer instead of a hopeful appointment.
Fees
The number goes in the letter, not in the small print.
- Sole agency sale
- Typically 1.25% to 1.5% plus VAT, agreed before we market.
- Lettings management
- 12% plus VAT of the rent collected. Tenant find only is less, and we will say how much less.
- Photograph and floorplan
- Included when you instruct us. We do not invoice Chris as a surprise.
- Minimum term
- Sales: 8 weeks sole agency is the usual start. After that, either of us can end it in writing.
Stamp Duty in England and LBTT in Scotland are different taxes, and an additional-property surcharge can change the bill completely. We set the working out in the valuation letter. Your solicitor checks it before you rely on it. We are not tax advisers, and we do not cover Wales or Northern Ireland.
We are required to confirm identity before we market a property or accept an offer. Passport and a proof of address. It is dull. It is also how client money stays boring, which is the point.
