Print the EPC grade. Dressing it is how a sale comes unstuck in week six.
Note from the office
Helen Cartwright, sales director
October usually quietens the downs. This one has not. Three houses in Redland agreed last week, two of them to buyers who had already lost a house in September and came back with a solicitor instructed.
If you want to complete before Christmas, the useful preparation is a date you can say out loud at the first viewing. A new kitchen can wait until the other side.
Buyers are reading the certificate. On a listed crescent, a D is an honest grade when the sashes are original and the particulars say so. I would rather print it on the first page.
I am at Collec Depot this week, including Friday afternoon. Half-term is a reason to book the valuation, not to put it off. Ask for a price.

We will tell you what we would ask, what we think it will take, and whether March is a better idea than next Thursday. If we do not cover the street, we will say that too.
